Ashfield District Council, Broxtowe Borough Council, Erewash Borough Council, Gedling Borough Council, Nottingham City Council and Rushcliffe Borough Council (“The Greater Nottingham Councils”) were seeking details of potential strategic distribution sites.

We were only seeking submissions within the Greater Nottingham Councils area and not for other Council areas who also formed part of the Logistics Study. Sites outside of the Greater Nottingham Councils area will not be considered.

The Greater Nottingham Councils are currently reviewing their respective Core Strategies and Local Plans. As part of this work, Councils across the Nottingham Core and Outer Housing Market Areas (HMA) commissioned consultants ICENI to undertake a strategic logistics study called the Nottinghamshire Core and Outer Logistics Study with the purpose of understanding the future demand for strategic warehousing and logistics facilities within the Nottingham Core/Outer HMA area. 

As part of the process of plan preparation, the Greater Nottingham Councils, are considering how to take forward the findings of the Logistics Study.  The study findings indicate there may be an opportunity for large strategic logistics parks although this study did not take into account policy constraints such as Green Belt policy which will need to be weighed in the balance by the Councils.

 

The study considers that sites should be a minimum of 25 hectares with 50 hectares being preferred for comprehensive logistics parks.

The study has identified broad “Areas of Opportunity” within the Greater Nottingham Area:

  1. Area adjacent to M1 Junction 28 and 27 (Sutton in Ashfield, Alfreton, Kirkby in Ashfield and towards Hucknall);
  2. Area adjacent to M1 Junction 26 (Langley Mill, Eastwood and Kimberley);
  3. Area adjacent to M1 Junction 25; and
  4. Area adjacent to A453.

Areas of Opportunity: 

 

We are seeking details of potential strategic distribution site(s) which you would like to be considered for development and assessed as part of the plan preparation process. The Greater Nottingham Councils are particularly interested in sites which relate to the “Areas of Opportunity” listed on the previous page, however, other sites elsewhere may be considered.

It is possible that you have previously submitted details of logistic sites as part of previous consultations. However, it is still asked that you re-submit details of the site as part of this call for strategic distribution sites.

The Nottinghamshire Core & Outer HMA Logistics Study can be accessed here

The purpose of the study was to understand the future demand for strategic warehousing and logistics facilities within the study area.

The study has been undertaken from a ‘policy off’ perspective. This means that constraints most notably in terms of the Green Belt have not been considered in the ability of the area to accommodate future logistic requirements. The individual planning authorities will consider the role of the Green Belt and the accommodation of future needs.

The study has not involved modelling capacity of the road network or
individual junctions and there may be capacity constraints that need to be
considered in terms of any potential areas of future development identified.
